CLIENT OBJECTIVES
InterContinental Hotels Group PLC set out to capitalize on a Boston Harborfront location by constructing a new 720,000 sq. ft., 22-story Five Star hotel and luxury condominium complex. The hospitality facility includes 424 hotel rooms and 130 condominium units, plus a grand ballroom overlooking the harbor. To make the project work on the premium parcel, the architect designed the facility around two 237-ft. high ventilation stacks from the underground Central Artery Tunnel, incorporating the shafts into the building’s footprint. The project was developed along the site of the future Rose Kennedy Greenway, and the client regards it as its flagship, “modern interpretation of a Five Star luxury hotel.” This was a fast track construction project with millions of dollars per day of revenue at stake.

J.C. Higgins expedited the mechanical construction process by applying its advanced 3D/CAD capabilities to this massive project. The EMCOR operating company’s approach also helped coordinate activity and manage risk across the entire Mechanical, Electrical, and Plumbing (MEP) services team, optimizing the return on construction dollars for the client.
PROJECT SOLUTIONS
Using J.C. Higgins’ offices as a base—with access to cutting-edge 3D/CAD and fabrication capabilities—the entire MEP (mechanical, electrical, plumbing) team partnered with the owner to maximize the critical path by identifying facilities system interferences ahead of time. The team “saw” conflicts electronically in 3D and resolved them before crews got to the job site. J.C. Higgins coordinated the activity in weekly meetings over the course of a year prior to construction. We also provided the Tri-Gen steam system, absorption chillers, and supply and return for the HVAC systems. Prefabricated pipe assemblies were made in J.C. Higgins’ 17,000 sq. ft. pipe fabrication facility.

The Boston Harbor-front project is part of the industry’s largest hotel development pipeline, which stands at a record high of more than 1,300 hotels, and more than 169,000 rooms.
